Knowing what steps to take and how to prepare before beginning your search is the key to finding the perfect rental property. This guide will provide you with four simple steps that will help ensure you find the right home in no time.

Step 1. Self Pre-Qualify

Before you begin your search for an appropriate rental property, it is important to self-prequalify. This will involve taking a closer look at your finances, rental history, running a background check, and assessing your current credit score. Your credit check will provide us with an indication of how trustworthy you are as a borrower and if you have any outstanding debts that could affect the outcome of a rental application.

Step 2. View our Available Properties

Once you have pre-qualified, it’s time to start your search for the perfect rental property. You can do this by visiting our residential properties page and browsing through our selection of available houses, townhouses, and apartments. Here you will be able to view all of our available listings as well as get more information about each one. Be sure to consider all your options and take note of all the features each property has to offer.

Step 3. Schedule a Viewing

Once you have narrowed down your options and have identified the properties that meet your needs, it is time to schedule a viewing. This will give you the opportunity to walk through the property and get a better sense of its layout and amenities. You can contact us directly or use our online form to schedule a viewing with one of our agents.

Step 4. Submit a Rental Application

The final step in the rental process is submitting a completed rental application. This will provide us with an indication of your credit reports and proof of income, as well as any other additional information we may need to assess your eligibility for the property. Once you have submitted your application, we will review it and contact you if successful.

The application process will take approximately 72 hours to process the entire application. This process cannot be started until all information has been submitted. Once your application is approved:

  • We will send you the lease agreement to be signed electronically.
  • After all parties have signed the lease, you will receive a completed copy in your email and tenant portal.
  • The deposit, pro-rated rent, and $195 application fee will need to be paid on your tenant portal. If your move is within 10 days, the deposit will need to be paid by Walmart CashPay.
  • Potential tenants will need to obtain an occupancy permit (if required), submit proof of insurance policy, transfer utilities into your name, and then start packing!
